TIPS FOR PURCHASING REAL ESTATE IN ANGEL FIRE

Tourism is the principle industry in Angel Fire, with an 18-hole, PGA rated golf course, tennis courts, horseback riding, biking, fishing, scenic chairlift rides, hiking and seasonal hunting in the spring, summer and fall. Winter activities include skiing and snowboarding at the Angel Fire Ski Area, 4th largest in the state, with 67 trails on 418 acres of private land and a vertical drop of 2,152 feet. The ski area is predominately intermediate with beginner and expert terrain as well. Angel Fire has the only two high-speed, detachable quad chairlifts in the state. Other winter activities include cross-country skiing, snowmobiling, snowshoeing, and ice fishing.

Angel Fire is the fastest growing community in northeastern New Mexico. Construction permits, gross receipts tax revenues, and business licenses have all been steadily increasing. The estimated population of Angel Fire is 1600 full time and 1100 - 1200 seasonal residents. The average cost of a two bedroom home is $145,000 and the average cost of a two bedroom condominium is $75,000. There are schools, churches, a police department, a volunteer fire department and EMS personnel, Village government, and local business ranging from groceries to ski rentals and T-shirts.

When you purchase a home, condo, or vacant land in the Angel Fire Resort area, you pay an annual membership fee that entitles you to discounts and freebies at the Resort. The basic membership for homes and condos is $900 per year, which entitles you and your family to 10% off golf greens fees and 20% off ski area lift tickets. For vacant land, the basic membership is $500 per year. The annual membership fee has different levels, which allow you and your family additional benefits and discounts.

If you are interested in purchasing a condominium, you need to be aware of the Association dues collected by each condominium complex. Each condominium complex has an Association established by the homeowners. All condo owners pay a quarterly (or monthly fee - most are quarterly) collected by the Association. This quarterly fee is used to provide, in most cases, the payment of water/sewer, cable tv, insurance for the complex, electricity for the complex, firewood, trash removal, and maintenance and upkeep of the complex. You as an owner pay for your content insurance and the electric bill for your unit. Condominium ownership is favorable, as you do not have all of the responsibilities that come with the ownership of a home.

If you plan on building a home in Angel Fire, you need to be aware of several things. One is the cost of building in this area. A custom home has been going for anywhere from $135 to $150 a square foot. There are numerous contractors and architects in the area that can help you make your dream house come true. Building in Angel Fire can take some time. There is so much new construction going on that some builders, electricians, plumbers, etc. are backed up. Weather also plays a role in the time it takes to finish a house. The effort pays off though when you move in to the home of your dreams. The second thing you need to be aware of is meeting with several committees from the Village of Angel Fire who make sure your house plans meet with all of the rules and regulations of the Village. Your architect and builder can do this on your behalf.

Purchasing an existing home is the route some take. Naturally, it is an easier way to go with the only drawback being that you must live with what you purchase. It is always best to have an inspection done on your prospective home before purchasing. There are several well-respected inspectors in this area.

There are many vacant land deals available to build on or to hold as an investment. Most of the lots are ½ to ¾ of an acre. Most have utilities on them now, some will have them in the near future. Acreage is also available although now harder to come by as Angel Fire becomes more popular.

Financing your purchase has never been easier. Interest rates for a second home are still very reasonable. Financing can be obtained here in Angel Fire or in your home state.
